Business Credit

All to often I turn people down who are self employed because they use their personal credit for their business. They get credit cards, car loans, home equity lines under their social security number. They assume the risk and they liability of the business under their name. This is absolutely crazy...but we are all guilty of it.  Through hundreds of hours of research I have come up with a business credit strategy that sets up your LLC right and lets you get credit under your business EIN number and not your social. I have written and EBook as well that better explains the process and how to do it. 

Think about this.....80% of all businesses fail in the first 5 years.  That usually leads to a personal bankruptcy.  Why put yourself at that risk.

The other stat is that 97% of small business owners get declined for business loans because they have no business credit profile.  So the only other alternative is put it under your social.

We have a way to eliminate your risk and persoanl liability. It doesnt happen overnight but Rome wasnt built in a day either.

The Mortgage Market

I hate to have to report this but rates are on the rise. If you are on the fence about refinancing or purchasing we are at the bottom of the price drop and rates are only going to go higher.  The government is bailing out large lenders at this time and that is going to cost money.  The mortgage giants Freddie and Fannie are having some trouble and will be really tightening the reigns over the next few months.  Also congress is trying to get rid of down payment assistance programs saying that there is a higher risk of foreclosure in those loans. If you are thinking of buying with a grant...do it now!!  The mortgage lenders that are left have lifted the declining market LTV restrictions so house values have leveled and in many places are rising again.  This may have to do with the summer but it is a good sign.  Thanks for logging into my site. Summer is Here!

Well loan applications have slipped since the sun finally came out in Montana!!  It was long overdue...let me tell you.

We are offering no origination loans for the month of July so now is a great time to get that HELOC, Construction, Cashout, FHA, or straight refi loans.

One thing I wanted to mention is that if you have a prepayment penalty often times the bank will waive it if you refinance it.  If you want help with this let me know because I know how to work with them.

Grants...Take the free money and run!

Ok how many places will help you get a loan and find a company to pay your downpayment for you. That's right. I will even try to find someone to pay your closing costs. We have the realtor and mortgage team to write it up correctly, and we know how to approach the seller. We can get you these in 44 states. I just got my license in California so that is a big help.  Call me or email me to start the loan process. Its easy. I just did a loan in California...Cashout, 405k, and we just got our license Monday and we closed today! We had docs to title Friday but they had no time. It doesnt happen that fast folks, only at Ascent.

The Bozeman Market

Home sales are starting to pick up in the gallatin Valley. The average days on market is 103 and the average home price is 325k.  This is a great indicator. Around 300 homes have sold this year just in Bozeman. Thats great!  This is a great price range because you can do an FHA loan up to 386,250.  Let me know if you want to know how much your house would sell for and or let me know if you want me to place flyers in a home you might be selling. It really helps. 3% grants are available up to the 386k mark. thats over ten thousand free grant dollars you dont have to pay back. WOW!

 

Belgrade average home sale is 250k. Same time on Market as Bozeman

What are home values here in Montana doing and what is selling?

Things are finally starting to pick up here in ole' MT.  We are starting to see an increase in home sales and refinances. With the rates being low, and the home values coming back I think we might be on our way out of the mess of the last year.  I think the sun has brought out some people on the fence!  Just know that there are many great buy out there. If you are looking to buy or sell call me and I will make sure to get you with a Realtor that know what he or she is doing.  Especially when it comes to Grants and such. 

What is really selling here in Gallatin Valley is homes around 200-225 k.  Lots of those homes are available (even under 200k) in Belgrade so give that a look.  Call with any questions!! I am always available even on weekends 599-0212. Thanks for reading this blog!!

CREDIT REPAIR LADIES AND GENTLEMEN!

This is the coolest thing since sliced bread..Can't get a loan due to credit, let Score Razor cut away the bad tradelines on your report. In a few months you look like you paid everything on time always!  It works great for those with somewhat iffy credit.  Ive seen scores go from 550 to over 720 and that is incredible. www.scorerazor.com.  Let them handle the credit bureaus for you. Fixing something on your report is best left to professionals.

Hello everyone!  Ok short and sweet today...

If you want a loan and you have no money down there is one thing to do..go rob a store. Just kidding. No really. We need to get you set up on a government backed loan, and we need to get you a grant for the 3% down that is required nowadays.  We can determine which grant company depending on what your needs are..Comments?

Where are all the loans going?

As many of you may have heard more loans keep disappearing. i would like to clarify if i may. Gone are the stated loans and gone are the no money down loans.  Its not as easy to get a loans so credit repair, and how you file your taxes will play a big role in qualifying.  I have both credit repair, and tax knowledge so let me know and maybe i can help you, whether or not you use Ascent. 599-0212...jason
